在城市更新中,历史建筑保护利用面临着挑战和难点。一方面,建筑和赖以生存的环境之间面临整体性保护和原真性存疑的问题,另一方面,运营管理和利益相关者之间的复杂协调问题凸显。因此,探寻各要素之间的协同作用规律和发生发展机制,促进历史建筑整体价值保护和活化利用十分重要和迫切。论文遵循“理论研究-方法建构-案例询证-优化修正”的思路,选择重庆和福州具有典型自然与文化特征,在历史建筑保护利用中又各具特质的山水城市为实证案例对象,开展多维协同的历史建筑保护利用研究。研究目的在于揭示历史建筑保护利用的多维约束影响特征,厘清显性与隐性特征之间的协同作用及耦合机制,探寻历史建筑保护利用的多维协同策略和方法,助益城市高质量可持续发展。本论文选择以街区层面的历史建筑为对象,研究其保护利用的特点、进程与问题;通过专家访谈、居民偏好问卷,以及德尔菲法、层次分析法等评价方法体系,筛选出历史建筑保护利用指标,确定了3个维度,6个准则层,23个因素层,45个指标层的历史建筑保护利用多维协同评价方法体系。其次,运用社会网络分析对福州、重庆两地的历史建筑保护利用开展分析,通过多维评价和协同评价的实证研究和对比分析,揭示了两地在历史建筑保护利用的基底和保护实践协同方面的差异。最后,基于案例地问题识别和普遍存在问题的转译,提出了多维协同视角下的历史建筑保护利用优化策略与方法路径。本论文创新点为: 1)提出了多维协同的视角,拓展了传统历史建筑保护利用中对各要素独立研究的固有路径。通过综合考量各显性隐性关键因素及协同机制,为探索历史建筑的保护与利用提供新的框架。2)引入社会网络分析方法,开展准确测量协同效率,系统比较案例地在保护利用前、后的网络协同差异。为历史建筑保护与利用提供了新的实证研究工具,丰富了历史建筑保护与再利用的评价体系。3)通过对比案例地保护前后的协同网络集聚现象和关键节点增强模式,发现了两地历史建筑保护利用网络中“分化协同”与“极化协同”的结构性差别的研究结论。丰富了历史建筑保护利用的理论体系,为相关实践提供研究指导和建议。
The preservation and utilization of historic buildings in urban renewal faces challenges and difficulties. On the one hand, there are problems of holistic preservation and doubtful Authenticity between the buildings and the environment on which they depend, and on the other hand, the complexity of coordination between operation and management and stakeholders is highlighted. Therefore, it is very important and urgent to explore the synergistic law and development mechanism between various elements to promote the protection of the overall value and adaptive use of historic buildings.Following the idea of "theoretical research-methodological construction-case study-optimization and modification", the thesis selects Chongqing and Fuzhou, which have typical natural and cultural characteristics and have their own characteristics in the preservation and utilization of historic buildings, as the empirical case objects to carry out the research on the multidimensional synergistic preservation and utilization of historic buildings. The purpose of the study is to reveal the multi-dimensional constraints and influences on the preservation and utilization of historic buildings, clarify the synergistic effect and coupling mechanism between explicit and implicit features, and explore the multi-dimensional synergistic strategies and methods for the preservation and utilization of historic buildings, so as to help the city‘s high-quality and sustainable development.This thesis firstly takes historic buildings at the block level as the object, and studies the characteristics, process and problems of their preservation and utilization; through expert interviews, residents‘ preference questionnaires, and evaluation method systems such as Delphi method and hierarchical analysis method, it screens out the indicators of historic buildings‘ preservation and utilization, and determines a multidimensional synergistic evaluation system of historic buildings‘ preservation and utilization with three dimensions, six criterion layers, 23 factor layers, and 45 indicator layers. Secondly, social network analysis is applied to analyze the preservation and utilization of historic buildings in Fuzhou and Chongqing, and the empirical study and comparative analysis of multidimensional evaluation and synergistic evaluation reveal the differences between the two places in terms of the substrate of the preservation and utilization of historic buildings and the synergy of preservation practices. Finally, based on the identification of problems and the translation of prevailing problems in the case places, the optimization strategies and methodological paths for the preservation and utilization of historic buildings under the perspective of multi-dimensional synergy are proposed.The innovations of this thesis are: 1) The multidimensional synergistic perspective is proposed, which expands through the inherent path of independent research on each element in the traditional preservation and utilization of historic buildings. By comprehensively considering each explicit and implicit key factor and synergistic mechanism, it provides a new framework for exploring the preservation and utilization of historic buildings.2) Introducing the social network analysis method to carry out accurate measurement of synergy efficiency, and systematically comparing the network synergy differences between case study before and after preservation and utilization. It provides a new empirical research tool for the preservation and utilization of historic buildings, and expands the evaluation system for the preservation and reuse of historic buildings.3) By comparing the synergistic network agglomeration phenomenon and the key node enhancement mode before and after preservation in the case study , the research findings of the structural difference between "polarized synergy" and "polarized synergy" in the preservation and utilization network of historic buildings in the two case are discovered. It enriches the theoretical system of historical building preservation and utilization, and provides research guidance and suggestions for related practices.
