单位制住区是计划经济时代的产物,随着住房老化现象的日益严重和社会经济发展水平的提高,其更新需求愈发迫切。但囿于其社会空间问题的复杂性,针对普通老旧小区的优秀模式难以在产权复杂、空间紧张、管理缺位的单位制住区复制推广,已有改造项目的针对性和可持续性较差,大部分的单位制住区面临“拆不掉、改不动”的困局。本研究以社会-空间视角搭建研究框架,统筹“特征-问题-目标-策略”的一致性,探索片区统筹下单位制住区的社会空间可持续更新策略。研究选取地处北京市中心城区东北部边缘集团的酒仙桥街道作为研究对象,该街道是一五时期电子工业区的承载地,其单位制住区样本丰富、类型多元、职能重要、问题突出,具有代表性研究价值。研究采用实地调研、文献研究、地图转译、问卷访谈等方法,首先分析了单位制时期住区的社会空间演进历程,总结了宏观、中观上单位制住区的社会空间特点,作为理解历史遗留问题的基础;进而,通过分析后单位制时期单位制住区的转型阶段,识别了酒仙桥街道单位制住区的四种类型,解析了现有的申报老旧小区改造和拆除重建式旧城改建这两种更新方式的做法和困境;最后,通过对单位制住区的代表性更新案例进行分析,探索了基于“空间分类施策、社会多元参与”的单位制住区社会空间可持续更新路径,并对大山子小区进行了成片更新的方案推演。本研究丰富了单位制住区更新中社会-空间的内涵和关联,探索了北京减量双控背景下,老旧单位制住区的社会空间可持续更新路径,并为单位制住区更新中“政策工具的整合与优化”“实施标准的多元与弹性”“多元主体的培育与协调”提出研究建议。
Unitary residential community is a product of the planned economy era. With the increasingly serious housing aging phenomenon and the improvement of the level of social and economic development, the need for regeneration has become increasingly urgent. However, due to the complexity of its social spatial problems, the excellent model for ordinary old residential areas is difficult to replicate and promote in unitary residential community with complex property rights, limited space, and lack of management. Existing regeneration projects have poor targeting and sustainability, and most unitary residential community still face the dilemma of being unable to be dismantled or modified. This study constructs a research framework from the perspective of socio-spatial, coordinates the consistency of "characteristics-problems-objectives-strategies", and explores the sustainable regeneration strategies of social space of unitary residential community under the overall planning of the area. The study selected Jiuxianqiao District, located on the northeast edge of the central urban area of Beijing, as the research object. This district is the carrier of the electronic industry zone during the First Five Year Plan period. Its unitary residential communities have rich samples, diverse types, important functions, and prominent problems, which have representative research value. The study adopted methods such as field research, literature review, map translation, and questionnaire interviews. Firstly, the social spatial evolution process of residential areas during the unit system period was analyzed, and the macro and meso social spatial characteristics of unit system residential areas were summarized as the basis for understanding historical legacy issues; Furthermore, by analyzing the transformation stage of unitary residential communities during the post unit based period, the social space types of unitary residential communities in Jiuxianqiao District were identified, and the practices and difficulties of the two existing renewal methods were analyzed; Finally, by analyzing representative regeneration cases of unit based residential areas, the sustainable regeneration path of social space in unitary residential communities was explored based on "spatial classification strategies and social diversity participation", and a comprehensive regeneration plan for Dashanzi community was deduced. This study enriches the connotation and correlation of social space in the regeneration of unitary residential communities, explores the sustainable regeneration path of social space in old unitary residential communities under the background of reduction and dual control in Beijing, and puts forward research suggestions for the integration and optimization of policy tools, the diversity and elasticity of implementation standards, and the cultivation and coordination of multiple subjects in the renewal of unitary residential communities.
