摘要

总部片区是一种通过提供企业总部营运空间所建立的城市区域,近年来我国各地大量出现立足于总部经济理念所建设的城市开发项目。由于这类片区内部以办公产业为主,因此可能出现产业内容和城市环境相脱节的情况,面临一定的产城融合挑战。尽管产城融合作为城市规划词汇出现时间还不长,相应的大规模建设示范区时间更短,但产业和城市发展相融合的理念是源远流长的,对于产城融合的概念厘定、判断标准和实现方式已有诸多前人研究,只是以总部经济产业为对象的研究工作仍然欠缺。与此同时,使用多源数据进行量化研究是当前城市研究的热点方向。综上,进行以产城融合为目标,将多源数据和总部片区城市设计相结合的研究是一项十分值得深入的课题。本研究首先归纳总结政策指导文件与前人研究经验,梳理出评价总部片区产城融合度的三个大方向即功能复合度增加、空间匹配度提高、大众满意度提升,随后根据数据获取可行性选择对应三者的若干大数据和普通数据,并通过多种方式获取了超30种与项目表现相关的影响因素指标。本研究选取了120个国内总部片区案例,并从中提取出34个空间研究案例。在这些案例的基础上构建了包括干扰因素、城市设计因素、成果评价因素的研究对象各指标数据库,并提前对干扰因素对成果造成的偏差进行了排除,以确保城市设计因素和成果评价之间的相关性较为准确。本研究核心工作为对城市设计因素和成果评价因素进行大规模的相关性分析。通过将城市设计类因素分为功能组成、用地特征、建筑设计和场地管理四类因素,计算这些因素与产城融合各表现之间的联系,从中总结出每种总部片区城市设计因素对应的城市经济和空间环境、以及这些设计因素对于总部片区产城融合度的影响方式。在此基础上,本研究结合实地考察、实景照片分析、空间句法分析等方式,归纳出提升产城融合度的若干种城市设计策略,并总结为适用于我国总部片区建设的一般性城市设计导则。在研究最后,笔者将设计导则应用于国内一总部片区城市设计项目中,以其作为本研究的设计实践成果。

Headquarters area is a kind of urban area established by providing the operation space of headquarters. In recent years, a large number of urban development projects have appeared in various parts of China based on the headquarter-economic concept. Because the internal office industry is the main feature of such zones, there may be a disconnection between industrial content and urban environment, which faces certain challenges of integration of production and city.Although production-city integration has not been a vocabulary for more than fifteen years, and the demonstration area planned for large-scale construction is only eight years away, the concept of integration of industry and city development has a long history. There have been many predecessor studies on the concept determination, judgment criteria and realization method of production-city integration, but the research work taking the headquarters area as the object is still lacking. At the same time, quantitative research using multi-source data is a hot topic in current urban research. To sum up, it is imperative to carry out the research aiming at the integration of production and city, combining the multi-source data with the urban design research of headquarters area.This study firstly summarizes the policy guidance document and previous research experience, sorts out three main directions to evaluate the integration of production and city in headquarters area, namely, improvement of functional complexity, improvement of spatial matching and improvement of mass satisfaction. Then, several big data and common data indicators corresponding to the three are selected according to data acquisition feasibility, and more than 30 influencing factors indicators related to project performance are obtained through various ways. In this study, 120 functional cases of domestic headquarters are selected and 34 spatial cases are extracted. On the basis of these cases, each index database of the research object including interference factors, urban design factors and achievement evaluation factors is constructed, and the deviation caused by interference factors is eliminated in advance to ensure the correlation between urban design factors and achievement evaluation is more accurate.The core work of this study is to conduct a large-scale correlation analysis on urban design factors and achievement evaluation factors. By dividing the urban design factors into four categories: function composition, land use characteristics, building design and site management, and calculating the connection between these factors and each performance of production-city integration, this research summarizes the corresponding urban economic and spatial environment of each headquarters-area urban design factor, and how these design factors influence the integration of production-city of headquarters-area. On this basis, this study summarizes several urban design strategies to improve the integration of production cities by combining field investigation and spatial parsing, and summarizes the general urban design guidelines applicable to the construction of headquarters districts in China. At the end of the study, the author applies the design guidelines to a domestic headquarters area urban design project as the design practice results of this study.
