随着城市化发展进程,旧工业建筑的地理位已逐渐成为城市发展的新核心地带,因此越来越多的工业遗存成为了产业更新的发展对象,它们的盘活利用现已是社会所关切的热点问题。就目前,我国已经有好些优秀的改造案例,但仍然有大部分的旧工业区改造利用出现了“千城一面”、产业导入不协调等问题。这是缺乏对于城市历史文脉资源的保护、自身城市特色的挖掘不足、产业生态系统规划的缺乏等问题,从而导致无法吸引人潮落户,拖后产业结构转型升级,城市发展也因此停滞不前。北京未来设计园区是为位于张家湾设计小镇的发展地块之一。基于张家湾工业区良好的现状基础,总规将其作为旧工业遗存的更新示范区,打造以科技研发、文化创意、综合服务功能为主的创新力设计小镇。因此本文对于项目地块北京未来设计园区的社区活化进行研究,利用基地的自身优势从而推动园区的发展。 本文将对园区的社区活化方法分成三个部分进行研究,分别是旧建筑改造、城市公共空间的活力营造和城市活力发展。成功的旧建筑改造将巩固其在城市中的地位并发挥其自身最大的价值,如承载着的历史文脉和空间优势等,充分利用其特有的优良资源,打造具有吸引力的特色风貌,将为城市带来丰厚的经济效益。而城市公共空间是社区重要的交往空间载体,城市公共空间设计应以人为本满足于服务人群的新需求,从公共空间提供给人们多元丰富的活动,再由人们的行为活动反馈到城市公共空间,互相影响的良性循环从而打造社区的活力氛围。城市活力发展有关乎于城市的产业规划、完善的功能服务配套以及符合时代新需求的城市建设,适应社会需求的变化从而打造满足于人们生活与工作的优良环境,以此吸引人才。根据北京未来设计园区的“设计+科技”的产业特点、主要目标人群为年轻化趋势的创新阶层设计从业者、旧工业建筑与城市的历史文脉这三个特点为抓手,将研究部分结合智慧科技策略的方法,以梳理出符合未来趋势的北京未来设计园区的城市建设以及城市公共空间与建筑的设计策略,最后聚焦到北京未来设计园区二期锅炉房建筑群与烟囱单体建筑进行改造设计,从而达到社区活化的目的。
As urbanization develops fast, the geological location of old industrial building has been new core zone of urban development. Hence, there is an increasing number of industrial remains become the development objects of industrial renewal and their revitalization and utilization are hot issue concerned by society. At present, there are many excellent reconstruction cases in domestic, while there is still a large part of old industrial district is similar in reconstruction and utilization, uncoordinated in introducing industry and so on. Specifically, the issues include lacking conversation to urban historical and cultural resources, insufficient evacuation of urban characteristics, deficient systematic planning of industrial ecology. As a result, new residents cannot be attracted, transformation and upgrading of industrial structure are lagged and urban development is stagnated. Beijing Future Design Park is one of development lots located in Zhangjiawan Design Town. On the basis of favorable status of Zhangjiawan industrial district, master planning regarded this district as updating demonstrative zone of old industrial remains to shape innovative design two functioned with technology research and development, cultural creation and comprehensive service. Therefore, thepaper will study on the community activation of Beijing Future Design Park and utilize advantage of the site to promote development of park. In this dissertation, the research of the community activation's method of the park is divided into three parts: the renovation of old building, the vitality construction of urban public space and the urban vibrant development. The successful renovation of old building can consolidate its social status in the city and embody value to the largest extend, such as inheriting historical course and spatial advantages and so on. Utilizing old building’s particular excellent resources fully and shaping attractive characteristic style can bring abundant benefits to the city. However, urban public space is a vital carrier of exchanging space for community, hence designing urban public space should direct at people and satisfy people’s new demands, provide diverse activities from public space for people and then reply to urban public space from people’s behavioral activities. At length, a mutually benefited favorable circle can be established to promote the building of energetic community. City’s energetic development lies in urban industry planning, improved functional service, urban construction suitable for new requirements of the era and adapting social changes of demands so as to build excellentenvironment satisfying people’s life and work, thus, attracting more talents. According to three major parts of Beijing Future Design Park’s industry characteristic of design plus technology, young innovative designers, old industrial building and urban history, it will combine with smart technology to comb out design strategy of urban construction and urban public space and building suitable for Beijing Future Design Park. Ultimately, it focuses on reconstruction and design of Phase-II boiler room complex and chimneysingle building of Beijing Future Design Park, so as to activate community.
