随着我国人均寿命的不断延长，养老已然成为个人和国家都需要面对的一个重要课题。除了传统的“居家养老”，在现代化观念和科技快速发展的助推下，机构养老逐渐走入大众的视线。在老龄化和少子化进程加速的大趋势下，如何确保退休后的养老生活品质，一方面是养老金充足，同时能够找到一家兼顾身心健康的养老社区，享受晚年生活。本文通过对养老社区背景资料的进一步搜集，介绍国外养老社区的现状、运营模式、总结我们可借鉴之处。着重选择有代表性的两种养老社区模式，泰康和光大，从产业布局、受众定位、经营模式、社区配套、销售价位等方面对两家养老社区进行对比分析。案例资料主要来源于养老社区的实地参访、调研问卷、公开信息三种方式，在基础信息梳理的同时，对两种经营模式进行了优劣势分析，发现我国目前养老社区行业所面临的问题和挑战：第一、我国目前的养老设施服务供给与市场大众需求不匹配；第二、消费者对养老社区的有效需求还有待强化；第三、专业化的养老服务队伍还很匮乏。为我国养老社区未来的建设和运营提供借鉴参考，提出如下几点建议。第一、将医养结合的养老社区模式进行普惠推广；第二、通过多维度宣传，进一步帮助大众升级养老观念；第三、创新多元化合作模式。未来希望看到我们国家的养老服务体系更加完善，让普通大众群体也能享受到标准化、科学化的养老服务。
With the continuous extension of the average life span, the pension has become an important subject both for individuals and our country. In addition to the traditional "home care", institutional care has gradually caught our attention. In the general trend of aging and fewer children, how to ensure the quality of retirement life, make sure the pension is sufficient, and also could find a pension community that takes both physical and mental health into account, enjoying the old age life.Through the further collection of background information of pension communities, this paper introduces the status and operation mode of foreign pension communities, and summarizes what we can learn from them. Two representative pension community models, Taikang and Everbright, are selected to make a comparative analysis from the aspects of industrial layout, audience positioning, business model, community support, sales price and so on. Data mainly comes from the physical endowment community visit, questionnaire survey, public information, to analysis the advantages and disadvantages in the two different kinds of operation mode, find China's current pension problems and challenges as follows: First, China's current pension services supply and market demand does not match the masses. Second, the effective demand of consumers for the elderly community needs to be strengthened. Third, the professional pension service team is still in short supply.To provide reference for the future construction and operation of China's elderly community, the following suggestions are put forward. First, popularize the old-age community model; Second, through multi-dimensional publicity, further help the public to upgrade the concept of pension; Third, innovate diversified cooperation models. Hope to see a more perfect pension service system in China, so that the general public can also enjoy standardized and scientific pension services.
